I am pleased to announce the successful sales of a spacious ranch home on 1010 Union Avenue in the Wonderland Lake area of North Boulder. I was proud to represent the buyers on this transaction, as they truly are a lovely young family just re-locating to Boulder. After ~6 months of looking at multiple properties together, this location (close to trails/open space), nice floor plan (~2,300 sq ft 3bd/2ba), and a large lot size (10,000+ sq ft) proved to be the best property to fit all of their needs. So we successfully closed together recently with a final sales price of $640,000.

However, a very nice family successfully sold their house in order to purchase this property. Final sales price - $468,000.

I am pleased to announce the sale of one more property to end 2011. I was the buyer's agent in the successful transaction of town home at 2303 Keystone Court located in the Parkside Neighborhood of North Boulder. This 3bd/2ba ~1,500 sq ft 2-car attached garage and fully fenced yard sold for $350,000 at 93% of its list price. This is the 2nd property I sold this year in the Parkside Neighborhood, and this is a pocket neighborhood of good-valued properties needing a little updating, but in a great North Boulder area.  So with this transaction closing out 2011, bring on 2012!    
Pleased to announce the successful closing yesterday of 1738 Yaupon Avenue located in the Buena Vista Neighborhood of North Boulder. This nicely updated 2bd/2ba condo (1,000 sq ft) had competing offers and wound up selling at full list price ($116,700) with a conventional loan and closed in 50 days total on market time. Final sales price was ~95% of list price and an amazing ~$197/per finished square foot sold price. Sellers re-located to California, while the buyers are coming back to Boulder from Chicago area. It went under contract in 6 days and sold in a total of 30 days (with a loan) at 96.5% of the list price with a final sales price of $259,500.
